A 3 ton system that keeps a 1,500 sqft Grapevine ranch cool will leave a 3,800 sqft Flower Mound two-story uncomfortable in half the home.
The big-home HVAC equation has four variables:
- Total square footage and ceiling height — vaulted ceilings and two-story foyers add load
- Attic heat transfer — DFW attics hit 140-160°F, and upstairs rooms absorb that through ceilings
- Duct run length — longer runs lose more air and more temperature before reaching registers
- Window exposure — south and west-facing windows in big homes can add 2-3 tons of load
Most Flower Mound homes were built in the 1990s-2010s with a single large system (4-5 tons). Some were built with dual systems from day one. The ones built with single systems are usually the ones I'm called out to when homeowners give up on uneven temperatures.
Why Does My Flower Mound Upstairs Stay Hot?
Your upstairs stays hot because a single-thermostat system physically can't manage two floors in DFW summer. The thermostat is downstairs, it reads the downstairs temperature, and it satisfies at 75°F while upstairs is still at 84°F. Meanwhile the 150°F attic is radiating heat directly through the upstairs ceilings.
I get called out to this problem constantly in Flower Mound. The fixes, ranked by effectiveness and cost:
Option 1: Verify the system is healthy first — $85 diagnostic (waived with repair — members never pay a service call fee). Sometimes the issue is a dirty coil, low refrigerant, or leaky upstairs ductwork, not a design problem. Fix the system first before spending money on zoning or dual systems.

Option 4: Replace with dual systems — $16,000-$20,000+ for two complete systems. This is what I recommend for homes over 3,500 sqft with serious temperature imbalance. One system per floor means each zone gets independent control, and the equipment isn't fighting itself.

Capacitor failure is still #1 here like everywhere else in DFW, but I see more ECM blower motor failures in Flower Mound than anywhere else — because larger homes have more ductwork, more static pressure, and more stress on the blower. An ECM motor in a 4,000 sqft home runs longer and harder than the same motor in a 1,800 sqft home.

How Does Flower Mound's New Construction Compare to Older Homes?
Newer Flower Mound builds (2010+) generally came with better insulation, tighter building envelopes, and modern ductwork. But I still see issues:
- Undersized return air in builds focused on keeping mechanical rooms small
- Single-system installs in homes that really needed dual to save the builder money
- Cheap thermostats that can't handle the home's complexity
- R-410A systems installed before the AIM Act phase-out — these still work fine but any replacement going forward will use R-454B
Older Flower Mound homes (1990s-2000s) are now hitting the 20-25 year mark for original equipment. Compressors are failing, coils are corroding, and refrigerant leaks are common. Most of these homes are ready for full replacement rather than continued repair.
