Irving is the second-largest city we serve, and honestly it's one of my favorites. In a single day, I might service a mid-century ranch off Rock Island Road, a Las Colinas townhome near the canals, and a newer build near Valley Ranch Parkway. Three completely different HVAC situations, three completely different conversations with homeowners. Here's my complete Irving HVAC guide — what I see neighborhood by neighborhood, what it costs, and how we work.

What Makes HVAC in Irving Different from Other DFW Cities?

Irving has the widest range of housing ages in the DFW metro, and that changes everything about how I approach each service call. South Irving homes date to the 1950s-70s, Las Colinas was built in the 1980s-90s, Valley Ranch came up in the 1990s-2000s, and newer builds along SH-161 are 2010s and newer. Each era used different ductwork, different equipment standards, and sits on different lot layouts.

For a total blower motor (standard) repair — including all parts, labor, system testing, and our guarantee — the flat rate is $750-$1,500 ($637.50-$1,275 for Frosty Club members). The full-service duct (per run) repair (EPA-certified technician, parts, labor, testing, and warranty) is $350-$700 ($297.50-$595 for Frosty Club members). Our complete capacitor repair service — diagnosis, licensed technician, certified parts, labor, and our workmanship guarantee — runs $500 ($425 for Frosty Club members).

I tell South Irving homeowners the same thing I'd tell my own family: if your system still runs on R-22, start planning your replacement. R-22 was fully phased out of production on January 1, 2020 under the Montreal Protocol. The only R-22 available today is reclaimed from old systems, and it runs $150-$250 per pound. A typical leak repair + recharge can cost more than the system is worth.

New R-454B systems run $8,000-$20,000+ depending on tonnage. For a typical 1,400-1,800 sqft South Irving home, you're usually looking at a 2.5-3 ton system in the $11,000-$16,500 range for the Stay Frosty tier (Carrier 18 SEER2, dual stage, 2-year labor warranty).

What Should Las Colinas Homeowners Know About HVAC?

Las Colinas homes — especially the condos and townhomes near the canals, the Mandalay area, and University of Dallas — almost always have space-constrained equipment. Outdoor condensers squeezed into alcoves with minimal airflow, indoor units in tiny mechanical closets, and attic spaces that are harder to access than single-family homes.

The three Las Colinas issues I see constantly:

1. Capacitor failure from heat stress. A capacitor is a $500 part (Member: $425), and in Las Colinas mechanical closets it runs hotter than spec because of tight airflow. I've replaced capacitors on 5-year-old systems in Las Colinas condos that would normally last 10-12 years.

2. Condenser fan motor burnout. Same reason — outdoor units tucked into covered patios with no breathing room. Cost: $650-$2,800 depending on the motor (Member: $552.50-$2,380).

3. Drain line clogs. Humidity plus tight spaces equals more buildup. $350 (Member: $297.50).

When Las Colinas homeowners need replacement, we size the new system carefully to match the existing footprint. You can't just swap in a bigger condenser if the physical space won't allow proper clearance. How Do Valley Ranch HVAC Needs Differ from Las Colinas?

Valley Ranch homes were built with more breathing room and better infrastructure, but the original equipment is now 20-25+ years old and hitting end of life. What I see most often in Valley Ranch:

  • Compressor failures ($3,500-$5,000, Member: $2,975-$4,250) — the original compressors are simply worn out
  • Evaporator coil leaks ($3,500-$5,000, Member: $2,975-$4,250) — 20+ years of humidity corrosion
  • R-410A systems approaching replacement — the AIM Act started phasing out R-410A production January 1, 2025, so any future replacement in Valley Ranch will use R-454B

The good news is Valley Ranch homes are generally well-built and well-sized for modern equipment. When we install a new system in a Valley Ranch home, the building envelope supports the system performing at its rated SEER2 efficiency — which means real energy savings instead of theoretical ones.
