What Size AC Do I Need? Tonnage Guide for DFW Homes

"What size AC do I need?" is probably the most common question I get after "how much does it cost?" The answer is more complicated than most homeowners want to hear — and more important than most other installers want to admit. Wrong-size AC is the single biggest cause of comfort complaints I see in DFW homes. Here's how to figure out what you actually need.

What Determines AC Tonnage in DFW?

Proper AC tonnage depends on six factors, not just square footage. Most companies use a "rule of thumb" based only on square footage and get it wrong more often than they get it right. The six real factors:

  1. Square footage — the starting point, not the answer
  2. Ceiling height — an 8-foot ceiling and a 12-foot vaulted ceiling move different amounts of air
  3. Window exposure and glazing — south and west windows add significant load, single-pane vs double-pane matters
  4. Insulation levels — R-38 attic insulation vs R-19 is a 30% difference in heat gain
  5. Home orientation — a home facing south with most glass facing west needs more cooling than the same home facing north
  6. Ductwork condition — leaky ducts lose 20-30% of cooling, which has to be accounted for

The industry-standard way to account for all six is called a Manual J load calculation, and it's what ACCA (Air Conditioning Contractors of America) recommends for every residential install. We do a Manual J on every full replacement.

What's the Rough Rule of Thumb for DFW?

1 ton per 400-600 sqft in DFW. Use 400 sqft/ton for homes with heavy sun exposure, older insulation, or vaulted ceilings. Use 600 sqft/ton for newer homes with good insulation, double-pane windows, and shaded lots.

That's a starting point only. A 2,000 sqft home in Farmers Branch built in 1965 with original single-pane windows and R-11 attic insulation might need 4 tons. The same square footage in a 2015 Flower Mound build with R-38 insulation and Low-E windows might only need 3 tons.

What Happens If My AC Is Oversized?

This is the mistake I see most often — homeowners think "bigger is better" and end up with a 5-ton system in a 2,000 sqft home. The problems:

Short cycling. The oversized system cools the air temperature fast, hits the thermostat setpoint in 5-8 minutes, and shuts off. But it hasn't run long enough to pull moisture out of the air. DFW humidity stays at 60-70% inside the house, which makes 75°F feel like 80°F.

Comfort issues. Short cycles mean big temperature swings. The system kicks on hard, blasts cold air, shuts off, and the temperature drifts up 3-4°F before it restarts. You never feel settled.

Faster wear. Compressors last longest when they run long, steady cycles. Short-cycling adds starts and stops, which wear out contactors, capacitors, and compressor windings much faster.

Higher electric bills. Counterintuitively, oversized systems often use MORE energy than properly sized ones because each startup draws a huge current spike and the system never reaches peak efficiency.

What Happens If My AC Is Undersized?

Undersized is easier to spot. The system runs all day, never reaches the setpoint on hot afternoons, struggles to keep up, and wears out years ahead of schedule from constant runtime. Bills run high because the system is essentially running at 100% capacity whenever it's above 95°F outside.

In Coppell and Flower Mound, I see undersized systems in 3,500+ sqft homes that were built with a single 4-ton system when they really needed dual systems or a 5-ton plus zoning. The homeowners lived with hot upstairs rooms for 15-20 years before finally asking what was wrong.

Should I Consider Dual Stage or Variable Speed?

For DFW, I recommend dual stage as the sweet spot for most homes. Here's why:

  • Single stage (Stay Cool / Goodman): Full on or full off. Works fine for smaller homes and tight budgets. 1-year labor warranty.
  • Dual stage (Stay Frosty / Carrier): Runs at ~65% capacity most of the time, ramps to 100% when needed. Much better humidity control and longer runtimes at lower speeds. 2-year labor warranty. Most popular choice.
  • Variable speed (It's A Frosty Life / Trane): Runs at 25-100% continuously. Best humidity control, quietest, most efficient. Best for larger homes and homeowners who want the best system. 5-year labor warranty.

In DFW, humidity control matters more than people realize. A dual-stage or variable-speed system running at partial capacity for long cycles pulls much more moisture out of the air than a single-stage running short cycles — even if they cool the same total amount.
