Refrigerant Leak Signs Every DFW Homeowner Should Know

Refrigerant leaks are the most expensive problem a DFW homeowner can ignore. The signs are subtle, the system still cools at first, and homeowners typically do not realize anything is wrong until either the electric bill spikes or the compressor burns out. Eight specific symptoms point to a leak: weak cooling, the system running constantly, ice on the copper lines, hissing or bubbling sounds, oily residue on fittings, higher electric bills, short cycling, and a faintly sweet chemical smell. Any one of these warrants a $85 diagnostic.

In my 8 years running Frosty's HVAC, I diagnose 5-10 refrigerant leaks every week during DFW summers. Most of them could have been caught months earlier if the homeowner knew what to look for, and most of them turn into compressor failures if ignored. How Do I Know If My AC Is Leaking Refrigerant?

Refrigerant leaks show up through eight specific symptoms. If your AC is doing any of these, schedule a diagnostic at $85 before the compressor is damaged. The earlier you catch a leak, the cheaper the repair.

Sign 1: Weak Cooling Despite the System Running Constantly

This is the most common symptom of refrigerant loss. Your AC runs and runs but never satisfies the thermostat. The house holds at 80°F when set to 72°F. Indoor and outdoor units are both clearly operating, but the supply air is not cold enough to do real work.

Mechanism: low refrigerant means the system cannot transfer heat from your home to the outdoors. The compressor is doing its full duty cycle and accomplishing nothing.

Sign 2: The AC Runs Nonstop Without Reaching Setpoint

Related to Sign 1 but worth calling out separately. A properly charged DFW AC system on a 100°F day will run 70-85% of each hour and hold setpoint. A system with a leak will run 100% of the hour and stay 3-8°F above setpoint by mid-afternoon. Check your thermostat — if it has been "cooling" for 4+ hours without reaching the target on a normal-temperature day, refrigerant loss is the leading suspect.

Sign 3: Ice or Frost on the Copper Refrigerant Lines

The thick insulated copper line (the suction line) running from the outdoor condenser into the house should be cool to the touch but never frozen. Visible ice or heavy frost on that line — or worse, ice on the indoor evaporator coil — is the textbook refrigerant leak signal.

Mechanism: low refrigerant pressure causes the remaining refrigerant to expand too much inside the evaporator coil, dropping the coil temperature below 32°F. Humidity in the return air freezes onto the coil and the suction line. Once ice forms, airflow blocks, the system loses what little cooling it had, and the compressor starts pulling refrigerant slugs — which destroys it.

Sign 4: Hissing or Bubbling Sounds Near the Equipment

Refrigerant under pressure escaping through a pinhole crack makes a faint hissing sound, audible within 2-3 feet of the leak. Larger leaks make a bubbling noise as refrigerant oil and refrigerant escape together — that combination sounds almost wet, like soda being poured slowly.

Listen near the indoor air handler (often in an attic or closet), at the line set where copper enters the wall, and at the outdoor condenser. Quiet 7 AM is the best time to hear it — DFW summer afternoon heat masks subtle sounds.

Sign 5: Oily Residue on Copper Lines, Fittings, or the Coil

Refrigerant carries lubricating oil. When refrigerant leaks, oil weeps out with it and stains nearby copper or aluminum surfaces. Look for a glossy, slightly yellow film at brazed joints, Schrader valves, and the bottom of the evaporator coil case. Oil residue with a leak underneath it is a reliable indicator that we need to investigate that specific spot.

Sign 6: Higher Electric Bill With No Other Change

A system running 100% duty cycle to compensate for low refrigerant burns 15-30% more electricity than a properly charged system. On DFW's 13.8¢/kWh Oncor grid, a typical 3-ton system might add $40-$100 to a summer month's bill. If your July or August bill is meaningfully higher than the same month last year and your usage habits have not changed, a slow refrigerant leak is a leading suspect.

Sign 7: The System Short Cycles (Clicks On and Off Repeatedly)

Low refrigerant can drop suction pressure below the low-pressure safety switch threshold, which shuts the compressor off, lets pressure equalize, then resets and tries again. The result is short cycling — the compressor runs for 2-4 minutes, kicks off, restarts a few minutes later, kicks off again. You hear it as repeated clicks from the outdoor unit. Each cycle is hard on the compressor windings.

Sign 8: Faintly Sweet Chemical Smell Near the Indoor Unit

Modern refrigerants (R-410A, R-454B, R-32) have a faintly sweet smell when they leak. Not everyone can detect it, and the smell does not always reach the conditioned space (it tends to settle low because most refrigerants are heavier than air). If you notice an unusual sweet odor near the furnace or air handler closet, or in the attic near the equipment, add that to your list.

Why Does Frosty's Never Gas and Go?

Because federal law forbids it, and because it wastes the homeowner's money. Your AC is a hermetic (sealed) refrigeration system — refrigerant should never be consumed under normal operation. If charge is low, refrigerant is escaping somewhere. Topping off without finding and repairing the leak means the new refrigerant escapes right back out within days to weeks.

The legal side: EPA Section 608 under the Clean Air Act requires leak repair before recharge for any residential AC system with a leak rate above 10% per year. EPA 608 certified technicians (like every Frosty's tech, cert #2396328) are required to follow this rule. Anyone "gassing and going" is violating federal law and exposing themselves to civil penalties up to $25,000 per violation.

The financial side: refrigerant is expensive. R-22 is $200/lb, R-410A is $100/lb, R-454B is included in repair pricing but still has real cost. Paying for refrigerant that escapes within weeks is throwing money away.

Frosty's process on every leak call:

  1. Verify the leak exists — pressure test, electronic detector, or UV dye injection
  2. Locate the leak — sometimes 20 minutes (accessible fittings), sometimes 2+ hours (evaporator micro-leaks)
  3. Repair the leak — braze the joint, replace the component, or replace the line set
  4. Pull a deep vacuum — 30+ minutes to remove all moisture and air from the system
  5. Recharge to manufacturer specification — by weight, not pressure (pressure-based charging is what bad techs do)
  6. Verify normal operation — superheat and subcool measurements at the manifold

What Does Leak Detection Cost in DFW?

Frosty's flat-rate leak detection runs $250 for electronic detection or $500 for a nitrogen pressure test, depending on leak complexity. Both prices are the total detection service — not part-only quotes.

In standard practice, leak detection cost is absorbed into the total leak repair service when we find and fix the leak in the same visit. The detection-only price applies when we cannot find the leak (rare) or when the homeowner needs documentation for an insurance claim or warranty case.

The AHRI recommends nitrogen pressure testing for any system with two or more suspected leak locations or any evaporator coil leak. It is more expensive but more diagnostic — we can isolate which section of the system is leaking before opening anything up.

How Much Does R-22 vs. R-410A vs. R-454B Leak Repair Cost?

Refrigerant type matters a lot for total repair cost because the recharge component varies wildly. Here is the 2026 DFW breakdown.

R-22 Systems (Pre-2010 DFW Homes)

R-22 production and importation ended January 1, 2020 per the EPA Clean Air Act phase-out. Only reclaimed R-22 remains available, currently at $200 per pound installed. A typical 3-ton system holds 6-9 pounds, so any significant leak gets expensive fast.

Real R-22 leak scenarios:

  • 1-lb R-22 leak, electronic detection, accessible repair: $350 repair + $200 R-22 + $250 detection = $800 total
  • 3-lb R-22 leak, nitrogen test, line set repair: $750 repair + $600 R-22 + $500 detection = $1,850 total
  • 6-lb R-22 leak, evaporator coil replacement: replacement coil $3,500 + R-22 $1,200 = $4,700 total (replacement usually wins this math)

R-410A Systems (2010-2024 DFW Homes)

R-454B and R-32 Systems (2025+ DFW Homes — All New Frosty's Installs)

R-454B and R-32 are the current standards under the AIM Act. Frosty's installs 100% R-454B or R-32 on new systems — no exceptions. A Note on Refrigerant Leak Sealants

Frosty's offers refrigerant leak sealant service at $350 in very limited, situation-specific cases. Leak sealants are NOT a default repair — they are a triage tool. Here is the honest breakdown.

Sealants work by circulating with the refrigerant and crystallizing when they reach a leak path (where refrigerant meets atmospheric moisture). They can stop micro-leaks under 0.5 oz/year. They will NOT fix anything larger.

Sealants are appropriate when:

  • The system is an older R-22 unit already past warranty
  • The homeowner has a planned replacement in 12-24 months
  • The leak is a confirmed micro-leak (not a visible joint failure)

Sealants are wrong when:

  • The system is under manufacturer warranty (sealants void it)
  • The system is newer than 8 years (proper leak repair is the right call)
  • The leak is anything larger than a micro-leak (sealants fail and damage the compressor)
  • The system has multiple suspected leaks (sealant cannot fix multiple paths)

I will always tell you upfront which path the math favors. We do not push sealants — we offer them where they are honestly appropriate.

What Happens If I Ignore a Refrigerant Leak?

Three things, all bad and progressively worse.

1. Compressor damage and eventual burnout. This is the biggest financial risk. Low refrigerant means poor compressor oil circulation (oil moves through the system with the refrigerant). The compressor runs hot, bearings wear, windings overheat. The compressor can either gradually lose efficiency or fail catastrophically. A compressor service runs $3,500-$5,000 ($2,975-$4,250 Frosty Club member) — that is 5-10x the cost of catching the leak early.

2. Energy bills climb. A system running constantly to compensate for low charge burns 15-30% more electricity than a properly charged system. On DFW's 13.8¢/kWh grid, that is $40-$100 extra per summer month.

3. Complete system failure. At some point, refrigerant drops low enough that low-pressure safety switches lock the compressor out permanently, or the compressor physically seizes. At that point your options are major repair or full replacement — no middle ground.

Where Are Refrigerant Leaks Most Common in DFW?

After 8 years servicing DFW homes, I would estimate 20-30% of systems over 10 years old have at least a small leak. The most common leak locations:

  • Evaporator coil (indoor) — aluminum fins corrode from humidity and formicary corrosion. Most expensive to repair because the coil typically needs replacement. The bottom of the coil case showing oil staining is a giveaway.
  • Copper line sets — pinhole leaks from vibration or corrosion, especially where lines pass through walls and rub against framing
  • Schrader valves — the service valves on the outdoor unit develop slow leaks as the rubber seats age. Easiest leak to repair (~$350 total).
  • Brazed joints at fittings — vibration and thermal cycling over 10-15 years can crack brazed connections, particularly at the outdoor unit where temperature swings are largest
  • TXV / metering device — less common but happens on older systems

City-by-city patterns in our service area:

  • Farmers Branch and Irving — older R-22 systems with corroded evaporator coils dominate; expect coil leak as primary diagnosis
  • Lewisville Old Town — mixed R-22 and early R-410A; line set vibration leaks common in attic-mounted air handlers
  • Grapevine and Coppell — 1990s-2000s housing with R-410A systems hitting evaporator coil end of life
  • Flower Mound — larger homes with longer line sets; line set pinhole leaks more common

When Should I Replace Instead of Repair a Leaky AC?

Three situations tip the math from repair to replacement:

  1. System is 15+ years old with a major leak (especially evaporator coil) — repair cost will exceed 50% of replacement cost
  2. System is R-22 with a leak above 2 pounds — $200/lb recharge makes ongoing repairs uneconomical
  3. Repeat leaks in 12-24 months — signals system-wide corrosion, not a single failure point

  1. Do not ignore it. Every day you delay, the leak gets larger and the compressor runs hotter. Cost only goes up.
  2. Do not run the system iced up. If you see ice on the copper lines or coil, shut it off at the thermostat until we arrive.
  3. Do not let any contractor "top off" without finding the leak. That is federal law. Refuse it.
