Irving has the widest housing mix in my entire service area — I can be in a 1960s ranch near Loop 12 in the morning and a 2000s Valley Ranch two-story by lunch, and the heating systems in those two homes could not be more different. Fall is my busiest season in Irving because homeowners remember February 2021, and nobody wants to get caught off guard again. Here's what I recommend for Irving families heading into heating season.
I'm Omar Jacobo, EPA 608 Universal Certified, and co-owner of Frosty's HVAC (TACLA126718E). We've been family-owned in Farmers Branch since 2018, and Irving is 15-20 minutes from our shop — most weeks I'm there 3 or 4 days.
What Are the Most Common Heating Issues in Irving Homes?
The most common heating issues in Irving depend on the neighborhood and the age of the housing stock. Irving's diversity means the problems split neatly by era, and so do the solutions.
South Irving and Heritage District (1950s-1970s):
Every flat-rate price below covers the complete repair service — diagnosis by a licensed technician, certified parts, labor, testing, and our workmanship guarantee. These are not part-only prices; they are the total, all-inclusive cost to fully resolve the problem at your home.
Our complete failing ignitor repair service — diagnosis, licensed technician, certified parts, labor, and our workmanship guarantee — runs $350-$500 ($297.50-$425 for Frosty Club members) — 25+ years of thermal stress. A full cracked heat exchanger repair, covering the service call, diagnosis, parts, labor, and testing, is Full replacement required (— for Frosty Club members) — Age + CO risk. For a total gas valve repair — including all parts, labor, system testing, and our guarantee — the flat rate is $500-$800 ($425-$680 for Frosty Club members) — Corrosion and age. The full-service old standing pilot repair (EPA-certified technician, parts, labor, testing, and warranty) is Full replacement recommended (— for Frosty Club members) — Obsolete, inefficient.
Homes in the Heritage District have some of the oldest furnaces in DFW. A surprising number still have 25-40 year old units with standing pilot lights. When I see one of those, I start the replacement conversation because the Department of Energy rates old standing-pilot furnaces at 60-65% AFUE, while modern high-efficiency units hit 95%+. You're paying a 30-point efficiency penalty every single month.
Las Colinas (1980s-1990s condos and townhomes):
Every flat-rate price below covers the complete repair service — diagnosis by a licensed technician, certified parts, labor, testing, and our workmanship guarantee. These are not part-only prices; they are the total, all-inclusive cost to fully resolve the problem at your home.
Our complete blower motor (standard) repair service — diagnosis, licensed technician, certified parts, labor, and our workmanship guarantee — runs $750-$1,500 ($637.50-$1,275 for Frosty Club members) — Cramped closets run hot. A full blower motor (ECM) repair, covering the service call, diagnosis, parts, labor, and testing, is Up to $2,800 (Up to $2,380 for Frosty Club members) — Older variable-speed motors aging out. For a total flame sensor repair — including all parts, labor, system testing, and our guarantee — the flat rate is $350-$500 ($297.50-$425 for Frosty Club members) — Carbon buildup. The full-service short cycling repair (EPA-certified technician, parts, labor, testing, and warranty) is $350+ diagnosis ($297.50+ for Frosty Club members) — Usually dirty filter or failing limit switch.
Las Colinas mechanical closets are notorious for tight spaces. I've wedged myself into 24-inch-wide gaps between a furnace and a water heater more times than I can count. The restricted airflow around these units causes higher operating temperatures and earlier motor failures.
Valley Ranch and newer Irving (1990s-2010s):
Every flat-rate price below covers the complete repair service — diagnosis by a licensed technician, certified parts, labor, testing, and our workmanship guarantee. These are not part-only prices; they are the total, all-inclusive cost to fully resolve the problem at your home.
Our complete capacitor (dual run) repair service — diagnosis, licensed technician, certified parts, labor, and our workmanship guarantee — runs $500 ($425 for Frosty Club members) — End-of-life on original equipment. A full control board repair, covering the service call, diagnosis, parts, labor, and testing, is $650-$1,200 ($552.50-$1,020 for Frosty Club members) — Power surges, component fatigue. For a total full system repair — including all parts, labor, system testing, and our guarantee — the flat rate is $8,000-$20,000+ (-10 to -15% for Frosty Club members) — 20-25 year equipment end-of-life. The full-service ductwork leaks repair (EPA-certified technician, parts, labor, testing, and warranty) is $350/seal up ($297.50/seal up for Frosty Club members) — Flex duct degradation.
Valley Ranch homes were built well, but the original HVAC equipment is now at the 20-25 year mark. Most of my Valley Ranch calls in fall 2026 have been furnaces that are hitting the wall and homeowners weighing repair vs. replace.
Why Should Irving Homeowners Get a Fall Furnace Tune-Up?
Irving homeowners should get a fall furnace tune-up because combustion safety changes over time, and the only way to catch problems before the first freeze is a professional combustion analysis. A visual glance is not enough — you need a combustion analyzer at the flue.
Here's what a proper fall tune-up includes at Frosty's:
- Combustion analysis — CO, CO2, and O2 levels in the flue gas
- Heat exchanger inspection — visual and borescope check for cracks
- Flue draw test — confirms exhaust is leaving the home, not spilling back
- Ambient CO reading — measures CO at your supply register
- Burner flame check — steady blue means clean combustion
- Gas pressure test — manifold pressure against manufacturer spec
- Ignitor resistance — ohms against spec (weak ignitor = delayed ignition)
- Safety switch test — flame rollout, high limit, pressure switch
- Blower motor amp draw — early warning for motor failure
- Filter check and recommendation
Pricing: $150 (Member: $127.50). Frosty Club Premium members get two tune-ups per year included in the $300/year membership (spring AC + fall furnace).
I spend 45-60 minutes on a proper furnace tune-up. Any company that does it in 15 minutes and hands you a sticker is not doing real combustion work.

Should Irving Homeowners Choose a Heat Pump or Gas Furnace?
For most Irving homes, a dual-fuel system (heat pump with gas backup) is the best answer because it captures the efficiency of a heat pump in mild DFW winters while keeping the reliability of gas heat during deep freezes. Straight gas furnaces and straight heat pumps each have their place, though, and here's how I think about it:
Gas furnace makes sense when:
- The home already has natural gas and good gas pressure
- Winter comfort during freezes (below 25°F) is the top priority
- The homeowner wants the simplest, most proven heating tech
- The attic or closet has room for a standard furnace footprint
Heat pump makes sense when:
- The home is all-electric (no gas service)
- The homeowner values efficiency in mild weather
- Summer cooling runs long (heat pumps do both heating and cooling from one unit)
- The homeowner wants to reduce reliance on natural gas
Dual-fuel makes sense for almost every other Irving home. It uses the heat pump for the 70% of DFW winter days that are above 35°F, then automatically switches to gas when temperatures drop into the 20s and below. You get efficiency and reliability.
Heat pump adjustment adds approximately $2,000 to any tier. See the full pricing breakdown in our AC Replacement Cost Calculator.
What Does a New Heating System Cost in Irving?
A new heating system in Irving is part of a full HVAC system replacement because the furnace contains the blower motor and evaporator coil that serve both heating and cooling. Here's what Irving homeowners are looking at in 2026:
| Tier | Brand | Price Range | What's Included | |---|---|---|---| | Stay Cool | Goodman | $8,000-$14,000 | 15 SEER2, single-stage, 1-yr labor warranty | | Stay Frosty (most popular) | Carrier | $12,000-$18,000 | 18 SEER2, dual-stage, duct inspection + sealing, 2-yr labor warranty | | It's A Frosty Life | Trane | $16,000-$20,000+ | 20+ SEER2, variable speed, full duct work, 5-yr labor warranty |
All tiers include: Frosty Thermostat, new disconnect box, electrical whip, overflow condensate shutoff, condensate drain treatment, copper line inspection (replaced if needed), permit, full cleanup, and haul-away of old equipment.
Adjustments: Electric system -$1,000 | Heat pump +$2,000 | 10-Year Labor Warranty +$3,500
Financing: $0 down on approved credit through Optimus, Synchrony, or GreenSky. 50% deposit at booking.
