Farmers Branch Furnace Replacement: What to Expect

By Omar Jacobo, Licensed HVAC Technician (EPA 608 #2396328)

Farmers Branch is home for Frosty's HVAC — our shop is right here on Mathis Ave — and I've replaced furnaces in every neighborhood from Mercer Crossing to the Valley View corridor. Furnace replacement in Farmers Branch has unique considerations because of the city's older housing stock, and I want to walk you through exactly what to expect.

As an EPA 608 Universal certified technician working under Frosty's TDLR Texas License TACLA126718E, I take heating work seriously — especially after the February 2021 freeze taught every Texan that heating isn't optional here anymore. Last October I replaced a 1987 furnace in a Brookhaven ranch on a street off Valley View Lane. The existing gas line was 1/2-inch (undersized for modern efficiency equipment), the flue penetration needed to be converted from metal to PVC, and the attic hatch was a 22-inch opening that barely fit the new air handler. We coordinated with a licensed plumber for the gas line upgrade, pulled the City of Farmers Branch permit, passed inspection on the first visit, and the homeowner got a new system that's 40% more efficient than what they replaced. This is the work we do every week. Read more about our credentials and permit process on our about page.

When Does a Farmers Branch Home Need a New Furnace?

A Farmers Branch home needs a new furnace when the heat exchanger is cracked, the system is 15+ years old and failing, or the furnace uses a standing pilot light instead of electronic ignition (a sign it's 25+ years old).

Critical rule: we never repair heat exchangers. A cracked heat exchanger can leak carbon monoxide into your home. The EPA reports over 400 CO-related deaths annually in the US. If your heat exchanger is cracked, the entire furnace must be replaced — no exceptions.

Other replacement triggers:

  • Furnace is 15-20 years old and needs a $1,000+ repair
  • Frequent cycling (on-off every few minutes)
  • Yellow or flickering burner flame (should be steady blue)
  • Rust or corrosion on the cabinet or flue pipe
  • Repair costs exceeding 50% of a new system

Most Farmers Branch homes built in the 1960s-80s have furnaces that are well past replacement age. Even if the furnace was replaced once (say, in the 2000s), those systems are now 20+ years old.

How Much Does Furnace Replacement Cost in Farmers Branch?

We replace furnaces as part of a complete HVAC system because the furnace contains the blower motor and evaporator coil that serve both heating and cooling. Replacing just the furnace while keeping a 15-year-old AC condenser means mismatched components, reduced efficiency, and potential warranty issues.

| Tier | Brand | System Cost | Includes | |------|-------|-------------|----------| | Stay Cool | Goodman | $8,000-$14,000 | 15 SEER2, single-stage, 1-yr labor warranty | | Stay Frosty | Carrier | $12,000-$18,000 | 18 SEER2, dual-stage, duct inspection + sealing, 2-yr labor warranty | | It's A Frosty Life | Trane | $16,000-$20,000+ | 20+ SEER2, variable speed, full duct work, 5-yr labor warranty |

Heat pump option: Add approximately $2,000 to any tier. Heat pumps provide both heating and cooling from one outdoor unit and are more efficient in DFW's typically mild winters. However, gas furnaces perform better during deep freezes below 25°F — which, after February 2021, is a real consideration.

All tiers include: Frosty Thermostat, new disconnect box, electrical whip, overflow shutoff, drain treatment, copper line inspection, permit, and full cleanup + haul away.

What's Different About Furnace Replacement in Older Farmers Branch Homes?

Farmers Branch has some of the oldest housing stock in our service area. Homes near Love Field, along Denton Drive, and in the Valley View corridor were built in the 1960s-80s, and replacing a furnace in these homes often involves additional work:

Gas line upgrades: Older homes may have 1/2-inch gas lines that are undersized for modern high-efficiency furnaces. We coordinate gas line upgrades with licensed plumbers when needed.

Flue modifications: Older furnaces used natural-draft metal flue pipes through the roof. Modern high-efficiency condensing furnaces use PVC exhaust pipes through the wall. The old flue penetration needs to be sealed, and a new PVC exhaust run needs to be installed.

Attic access: Some older Farmers Branch homes have tight attic access hatches (22" × 22" or smaller) that make equipment removal and installation challenging. We've done hundreds of these — we know how to get the job done without cutting into your ceiling.

Electrical: Older 100-amp panels may need evaluation for modern HVAC equipment. Most replacements work fine on existing electrical, but we verify before starting.

Ductwork: This is the big one. If your Farmers Branch home still has original grey flex duct from the 1970s-80s, it's almost certainly deteriorated. Replacing the furnace without addressing failing ductwork is like putting a new engine in a car with bald tires. Duct replacement adds $700/run (Member: $595/run), and most homes have 8-15 runs.

What Does the Installation Process Look Like?

Here's what to expect for a furnace/system replacement in Farmers Branch:

Day before:

  • We confirm your appointment and arrival time
  • You don't need to do anything special — just make sure we can access the attic and outdoor unit area

Installation day (6-10 hours for older homes, 6-8 for newer):

  1. Protect flooring and furniture along the equipment path
  2. Recover refrigerant from old system per EPA Section 608
  3. Disconnect and remove old furnace, AC condenser, and thermostat
  4. Install new furnace in attic (or closet if applicable)
  5. Install new condenser on existing or new pad
  6. Run new refrigerant lines if needed (especially on R-22 to R-454B conversions)
  7. Install Frosty Thermostat
  8. Connect gas, electrical, drain, and duct connections
  9. Vacuum and charge refrigerant to manufacturer specs
  10. Full system test — cooling, heating, airflow measurement at every vent
  11. Clean up, haul away old equipment, walk you through the new system

After installation:

  • We pull the permit through the City of Farmers Branch
  • Schedule the mechanical inspection (usually within 1-2 weeks)
  • Warranty paperwork registered with the manufacturer

How Can Farmers Branch Homeowners Save on Replacement?

Frosty Club discount: Basic members save 10%, Premium members save 15% on the total system cost.

Financing: $0 down on approved credit. Monthly payments start around $133/month for a Stay Cool package.

Timing: Fall and early winter (October-December) is the best time to replace because it's our slower season. You'll get faster scheduling and potentially more flexibility on installation dates.

Bundle: Replacing ductwork with the system is cheaper than doing them separately because we're already in the attic with the equipment out.

Frequently Asked Questions

How much does furnace replacement cost in Farmers Branch?

A complete HVAC system (AC + furnace) in Farmers Branch ranges from $8,000-$20,000+ depending on the tier and tonnage. The furnace is part of the system package — we don't recommend replacing just the furnace unless the AC was recently installed.

Do Farmers Branch homes need a furnace?

Yes. While DFW winters are mild (30-40°F typical, below 20°F during freezes), a gas furnace heats your home efficiently during cold snaps. After the February 2021 freeze, reliable heating is essential. All our system packages include a gas furnace or heat pump option.

Why is furnace replacement different in older Farmers Branch homes?

Homes near Love Field and along Valley View (1960s-80s) often have older gas lines, undersized flues, and attic access challenges. Some need gas line upgrades or flue modifications to meet current code. We handle all of this and pull permits through the City of Farmers Branch.

Should I replace my furnace and AC at the same time?

Yes, almost always. The furnace contains the blower motor and evaporator coil that serve both heating and cooling. Mismatched components reduce efficiency and can void warranties. Our system packages include both the outdoor condenser and indoor furnace/air handler.

Do you offer heat pumps instead of furnaces?

Yes. Heat pump systems add approximately $2,000 to the system cost. Heat pumps provide both heating and cooling from a single outdoor unit, and are more efficient in mild DFW winters. Gas furnaces are more effective during deep freezes below 25°F.
